1. Finding a Property

You can view all available properties on our website and major portals such as Rightmove, Zoopla, and OnTheMarket.
Book a Viewing
Contact us by phone, email, or through the portal to arrange a viewing. All viewings are accompanied by a member of our team.
2. Viewing the Property
Attend Your Viewing
We'll show you around, answer questions, and explain key details such as rent, deposit, and move-in dates.
Ask Anything
We encourage you to ask about utilities, parking, appliances, local amenities, or anything else important to you.
3. Applying for the Property
Submit Your Interest
If you wish to proceed, let us know and we'll guide you through the next steps.
Holding Deposit
A holding deposit equal to one week's rent may be required to reserve the property. This is fully compliant with the Tenant Fees Act.
4. Referencing & Checks
Complete Referencing
You'll be asked to provide:
- Proof of ID
- Employment details
- Income verification
- Previous landlord reference (if applicable)
Right to Rent Check
We must verify your legal right to rent in the UK.
Outcome
Once referencing is complete, we'll confirm whether your application has been approved.
5. Tenancy Agreement
Review Your Agreement

8. During Your Tenancy

Contact us by email, phone, or WhatsApp. Urgent issues are prioritised; emergencies are handled immediately.
Inspections
We carry out an initial inspection after one month, then quarterly photographic inspections.
Rent Payments
Rent is paid monthly by standing order. If you experience difficulty, contact us straight away.
Communication

9. Ending Your Tenancy
Giving Notice
You must give notice in writing, usually two calendar months.
Check-Out Inspection
An independent clerk compares the property's condition to the original inventory.
Deposit Return
If the property is returned in good order, your deposit is refunded promptly. Any proposed deductions will be explained in writing.
10. After You Leave
